What Really Matters

You’re buying a home or commercial building—congratulations! Now for the inspection, which is supposed to give you peace of mind, but can often have the opposite effect. You will be exposed to a lot of new information in a short period of time—verbal comments during the inspection; the inspection report and photographs; special reports such as those for pests; radon gas; asbestos, and on and on. Now add in the sellers disclosure and your own observations, financial obligations, and the experience can be overwhelming. So what do you do?

Relax. Most of the issues identified by the inspection will be simple maintenance recommendations; mention of minor imperfections; and opinions of life expectancies, not “tear it down and start over”. No structure is perfect, and most sellers are honest, and surprised to learn of defects uncovered during the inspection. Don’t expect perfection, certainly not at the seller’s expense. The inspection is a tool to be used to inform and educate, not necessarily to negotiate.

Your report has to say it all, yet be easy to read and understand. As a certified inspector, licensed mechanical contractor, and a licensed home builder, I use the best testing equipment and tools in the business to gather the facts about the condition of your new home or commercial building, and put these observations in writing. As a real estate investor, I know what you're looking for when you read your report - deficiencies; safety issues; and an estimate of the costs for repairs.
